I'd say it's the number of birder hours combined with the uniqueness (much
more than the quality) of the habitat compared to the surrounding habitats.
It's a relatively large, open grass/shrub habitat near water. For many
miles around, most of the other habitats near water are wooded, developed,
or mowed grass.
