I don't know the answer to your specific question. However, I'm wondering if you might broaden your list of possibilities for your property.

For one, I know that there are realtors who specialize in marketing specialized houses for vacation getaways. If you don't need a lump sum out of your property up front, this could be a great income property for you. I'm sure that there would be a good interest from people in the birding community (count me in) who would enjoy a place where they could take their families to enjoy the special nature reserve that you have created.

There might also be interest from a local audubon society (or similar group) who were looking for a building to house their offices and library and would maintain the property as a wildlife sanctuary.

At the very least, I would consider advertising in the national birding and other wildlife journals in the classified section and possibly on other internet nature lists.
